What you are looking at

Reserve health

Percent funded is your current balance divided by what you would need to have saved if every component were funded exactly in proportion to how much of its life is used up. Below 30 percent is weak, 30 to 70 is fair, above 70 is strong.

The 30 year projection

Every component's replacement is scheduled, inflated to its spend year at a rate specific to its category, and rolled forward against your contributions and interest. Any year the balance goes below zero is a special assessment.

The slider

In the live sample study, dragging the monthly contribution per unit recalculates the projection instantly. This is the number your board is actually voting on, so it should be the number your board can actually see.

Component inventory

Every element with its quantity, condition grade, remaining life, and current replacement cost. Click any row for the photograph, the notes, and the next two replacement dates with inflated costs.
